When housing starts accelerated, lumber prices followed. When residential construction slowed, sawmills competed for shrinking demand and prices weakened. The relationship was rarely perfect, but it remained the market's defining characteristic.<\/p>\n<p>That relationship has become increasingly difficult to recognise. The latest rally in North American lumber prices is taking place while the U.S. housing sector remains under pressure from elevated mortgage rates, subdued home sales and cautious consumer spending. Instead of stronger demand, the market is being driven by something else: a supply base that has become significantly smaller after two years of production cuts, mill closures and trade disruptions.<\/p>\n<p>The Random Lengths Framing Lumber Composite reached US$535\/mbf in July, its highest level since September 2022 and roughly 23% above the same period last year. The increase has surprised many market participants because it has occurred without any meaningful recovery in residential construction.<\/p>\n<p><a href=\"https:\/\/www.globalwoodmarketsinfo.com\/wp-content\/uploads\/2026\/08\/lumberprices.png\"><\/a><\/p>\n<p><strong>A different market than two years ago<\/strong><\/p>\n<p>The current market is very different from the one that existed in 2023 or even early 2024. Back then, producers were still hoping that lower interest rates would revive housing activity and justify maintaining production capacity. Instead, borrowing costs remained high, affordability deteriorated and new home construction lost momentum. Producers gradually shifted their strategy from defending market share to protecting margins.<\/p>\n<p>Across both the United States and Canada, sawmills reduced shifts, idled production lines and permanently closed facilities that were no longer economically viable. Large integrated producers rationalised their manufacturing networks, while smaller regional mills struggled to remain competitive amid weak prices and rising log costs.<\/p>\n<p>By mid-2026, the industry had removed a significant amount of production capacity from the market.<\/p>\n<p>Unlike previous downturns, those volumes have not returned. The result is a market that no longer requires exceptionally strong demand to generate higher prices. Instead, even relatively stable consumption is sufficient to tighten supply.<\/p>\n<p><strong>Imports are no longer filling the gap<\/strong><\/p>\n<p><a href=\"https:\/\/www.globalwoodmarketsinfo.com\/wp-content\/uploads\/2026\/08\/lumbercanad.png\"><\/a><\/p>\n<p>Canadian lumber has traditionally acted as the balancing mechanism for the U.S. market.<\/p>\n<p>Whenever domestic production tightened, imports from British Columbia and other Canadian producing regions increased, helping stabilise prices. That mechanism has weakened considerably.<\/p>\n<p>Canadian exporters continue to face anti-dumping and countervailing duties, while additional tariffs introduced during the past year have further reduced their competitiveness. Even if some tariff adjustments occur later in 2026, several analysts believe that trade policy alone no longer explains the tighter market.<\/p>\n<p>The North American sawmilling industry itself has become smaller.<\/p>\n<p>Years of low profitability encouraged companies to close less efficient operations rather than wait for a recovery that repeatedly failed to materialise. At the same time, wildfire-related disruptions and tighter log availability in parts of western Canada have limited the industry's ability to respond quickly when prices improve. This combination of structural capacity reductions and constrained imports has fundamentally changed the supply picture.<\/p>\n<p><strong>Demand is weak\u2014but not collapsing<\/strong><\/p>\n<p>None of this suggests that demand has become particularly strong.<\/p>\n<p>Housing starts remain well below the levels typically associated with robust lumber consumption. Existing home sales continue to struggle, renovation activity has moderated and builders remain cautious when committing to new projects.<\/p>\n<p>However, demand has also proved considerably more resilient than many expected earlier this year.<\/p>\n<p>Rather than collapsing, purchasing has settled into a steady rhythm. Builders continue buying lumber as projects move forward, although inventories remain lean and purchasing decisions are increasingly tied to immediate construction schedules rather than long-term stock building.<\/p>\n<p>Consumption has remained largely unchanged through much of 2026. Under normal market conditions that would probably have resulted in relatively stable prices. Under today's supply conditions, it has been sufficient to push prices substantially higher.<\/p>\n<p><strong>A market increasingly driven by supply discipline<\/strong><\/p>\n<p>The recent price rally also illustrates how quickly sentiment can change when inventories are limited.<\/p>\n<p>Many distributors spent much of the first half of the year purchasing only what was needed for near-term deliveries. Once prices started moving higher, replacement buying accelerated, reinforcing the upward momentum.<\/p>\n<p>Unlike the extraordinary volatility seen during the pandemic, today's market appears considerably more disciplined. There is little evidence of speculative buying or panic purchasing. Instead, buyers are responding to the recognition that available supply has become less flexible than in previous cycles.<\/p>\n<p>During the COVID-19 boom, prices surged because demand overwhelmed production capacity almost overnight. Today's rally reflects the opposite dynamic: production capacity has contracted to a point where moderate demand is enough to tighten the market.<\/p>\n<p><strong>The industry's next challenge<\/strong><\/p>\n<p>The biggest uncertainty is no longer whether housing demand will recover rapidly, but whether North American production can expand quickly enough if it does.<\/p>\n<p>Restarting idled capacity is rarely immediate. Reopening permanently closed sawmills is even more difficult, particularly in an environment where labour shortages, higher operating costs and uncertain trade policy continue to complicate investment decisions. As a result, the market could remain more sensitive to supply disruptions than it was in previous years.<\/p>\n<p>For builders, that means lumber is likely to remain a volatile cost component even without a housing boom. For producers, it suggests that pricing power may depend less on exceptional demand growth and more on maintaining a disciplined balance between production and consumption.<\/p>\n<p>The U.S. lumber market is therefore entering a different phase of the cycle. Prices are no longer rising because demand is booming.
