The rally accelerated during June and July after prices spent the first five months of the year trading in a relatively narrow range.

Between 7 January and 8 June, lumber futures fluctuated between US$554 and US$618.50/1,000 board feet before breaking above resistance and reaching US$642 on 10 July. The US$618 low recorded on 25 June has since become an important technical support level.

Despite the recovery, current prices remain well below the historic highs seen during the pandemic. Lumber futures reached US$1,711.20/1,000 board feet in May 2021 and US$1,477.40 in March 2022. Even the most recent pre-2026 peak, US$698.50 in August 2025, remains above today's market.

The rally is now approaching a period that has historically been less supportive for lumber demand. North American residential construction typically peaks during spring and summer before slowing through autumn and winter, reducing consumption of framing lumber. With the active futures contract now moving towards September delivery, seasonal factors point to softer demand during the remainder of the year.

Supply risks continue to provide support. Wildfires across parts of Canada have raised concerns over timber availability, particularly if harvesting operations remain disrupted during the second half of the year. Although the long-term production impact has yet to be quantified, the fires have prevented a sharper correction in lumber prices.

Liquidity remains another feature of the US lumber market. CME replaced the former random-length lumber futures contract with a redesigned contract featuring smaller contract sizes and more flexible delivery terms in an effort to attract additional hedging activity. Participation, however, remains limited. Open interest stood at 8,077 contracts on 27 July, leaving the market vulnerable to sharp price swings when buying or selling activity increases.

Higher interest rates continue to cap demand. Mortgage costs remain elevated across the United States, limiting new residential construction and reducing financing activity for commercial projects. Until monetary policy begins to ease, the housing sector is unlikely to provide a significant additional boost to lumber consumption.

The recovery in physical lumber prices has not been matched by listed timber companies. Shares in Weyerhaeuser have risen only 3.8% this year, from US$23.69 at the end of 2025 to US$24.59 on 27 July, compared with lumber's 11.5% gain. The company's US$0.84 annual dividend, equivalent to a 3.42% yield, has accounted for much of investors' total return.

Timber-focused exchange-traded funds have performed even more modestly. The iShares Global Timber & Forestry ETF (WOOD) has slipped 0.96%, from US$72.01 to US$71.32, while its US$1.68 annual dividend provides a yield of 2.36%. The Invesco MSCI Global Timber ETF (CUT) has declined 1.24% on a price basis, moving from US$29.06 to US$29.42, with a US$0.72 dividend corresponding to a 2.45% yield.

Liquidity also differs significantly across these investment vehicles. Weyerhaeuser trades more than 4.6 million shares per day, while average daily trading volumes are approximately 8,700 shares for WOOD and 1,300 shares for CUT. Lumber futures remain considerably less liquid than the equity market, increasing the likelihood of sharp price gaps during periods of heightened volatility.

For the remainder of 2026, the market will be shaped by three factors: seasonal construction demand, interest-rate policy and the impact of Canadian wildfires on timber supply. While seasonal trends and elevated borrowing costs point towards weaker demand through autumn, supply disruptions have so far prevented a broader decline in US lumber prices.

US softwood lumber futures have gained 11.5% since the start of 2026, climbing from US$576/1,000 board feet at the end of last year to around US$642.50 in late July.
