While prices for many conventional building materials remain well above pre-2021 levels, the association says timber has largely retained its competitiveness and continues to offer builders greater planning certainty than energy-intensive alternatives.<!--more--><\/p>\n<p data-start=\"535\" data-end=\"990\">According to the German Timber Trade Association (GD Holz), the sharp increases seen in mineral-based construction materials over the past five years contrast with the performance of several key wood products. Lime and gypsum prices have climbed by more than 77% since 2021, cement has risen by nearly 58%, and construction sand by more than 42%. Over the same period, however, prices for roof battens, structural timber and construction lumber have either declined or remained broadly stable.<\/p>\n<p data-start=\"992\" data-end=\"1326\">The association attributes timber's resilience to its comparatively low energy requirements during production. Because wood processing consumes significantly less energy than the manufacture of cement, lime or other mineral-based materials, rising electricity and fuel costs have had a much smaller impact on finished timber products.<\/p>\n<p data-start=\"1328\" data-end=\"1738\">GD Holz also points to the predominantly domestic and European origin of timber supplies, arguing that shorter supply chains make the sector less vulnerable to global logistics disruptions and volatile freight costs. As international markets continue to react to geopolitical tensions and uncertainty surrounding energy prices, this regional sourcing has become an increasingly important competitive advantage.<\/p>\n<p data-start=\"1740\" data-end=\"2109\">However, the association believes that this advantage could be weakened by domestic policy decisions. GD Holz warns that several regulatory initiatives currently under discussion risk reducing the amount of wood available to the market, despite the German government's stated objective of expanding timber construction and increasing the use of renewable raw materials.<\/p>\n<p data-start=\"2111\" data-end=\"2404\">According to the organisation, any policy that artificially restricts timber supply would inevitably tighten the market, push prices higher and erode wood's competitive position at a time when Germany's construction sector is still struggling with weak housing activity and subdued investment.<\/p>\n<p class=\"\" data-start=\"2406\" data-end=\"2787\">Rather than limiting access to domestic timber resources, GD Holz argues that policymakers should focus on strengthening the sustainable use of Germany's forests.
