Today, the market looks more balanced, largely because production has been removed faster than demand has improved.

That distinction is important.

Demand is not strong. Housing remains under pressure from elevated mortgage rates, affordability concerns and cautious consumer sentiment. Builders continue to buy carefully and distributors remain reluctant to build inventories. Yet lumber prices have managed to hold because supply has tightened enough to offset much of that weakness.

The result is a market that feels healthier than it actually is.

Current price environment

Product

Current price range

Western SPF 2x4 #2&Btr

US$470-550/mbf

Western SPF 2x6 #2&Btr

US$500-580/mbf

Southern Yellow Pine 2x4

US$430-520/mbf

Studs

US$450-550/mbf

Industrial lumber

Stable to slightly firmer

OSB

Stronger than lumber in several regions

These are not boom-market prices. However, they are high enough for many producers to operate more comfortably than they could a year ago.

Why prices are holding

The market's resilience comes primarily from supply discipline.

Production reductions across North America have removed a significant amount of volume from the market. High-cost operations remain under pressure, while mills that continue to run are generally more careful about matching production to orders.

Inventories are also considerably healthier than they were during the worst periods of 2025.

The result is a market where buyers can usually find wood when needed, but not necessarily at the heavily discounted prices that were available previously.

What buyers are doing

One of the most noticeable trends is the absence of speculative buying.

Distributors are purchasing for near-term requirements rather than building large inventories. Builders are behaving similarly. Most orders are tied directly to projects rather than expectations of future price increases.

This behaviour tends to limit volatility.

Without aggressive buying, rallies struggle to accelerate. Without excess inventories, collapses become less likely.

Price outlook for the coming months

Scenario

Probability

SPF 2x4 Outlook

Base case

60%

US$470-560/mbf

Stronger housing demand

20%

US$560-650/mbf

Housing slowdown

20%

US$400-470/mbf

Global Wood Markets Info expects lumber prices to remain supported through the summer, although the conditions required for a sustained rally are not yet visible.

There is currently little evidence of the demand surge required to push SPF decisively above US$600/mbf. At the same time, supply reductions have become substantial enough to make a return to the depressed levels seen during previous downturns increasingly unlikely.

Regional differences matter

Not all markets are moving in the same direction.

The U.S. South continues to have the largest production base and therefore the greatest ability to respond if prices improve. Western Canadian supply remains more constrained, particularly in regions affected by fibre availability issues.

That is one reason Western SPF has generally shown better support than many participants expected earlier in the year.

Export markets also remain mixed.
