Higher prices for building materials are boosting construction costs and busting renovation budgets.<\/p>\n<p>The data-center boom and disruptions at the world\u2019s second-largest copper mine have pushed the metal\u2019s prices to records. Lumber prices are up because of import taxes and sawmill closures. The Iran war has shocked fuel and chemical markets and boosted prices for resins and plastics as well as the costs of delivering materials such as wallboard and cement to work sites.<\/p>\n<p>Taken together, these rising input costs are adding to an affordability problem that is pushing homeownership beyond reach for more Americans. In addition to boosting the base cost of building and remodeling homes, rising materials prices are contributing to the inflation that has pushed up financing rates.<\/p>\n<p>Concerns about a new burst of inflation are building because the war in the Persian Gulf has choked off roughly 20% of the world\u2019s oil supply and much of its natural gas, petrochemicals and aluminum.\u00a0A global bond rout\u00a0has lifted borrowing costs, bringing the average rate on\u00a0a 30-year fixed mortgage\u00a0to 6.51% last week, the highest level since August, according to Freddie Mac.<\/p>\n<p>The bond-market worry about rising prices is materializing on construction sites and on the shelves of home-improvement centers and hardware stores.<\/p>\n<p>\u201cInput prices have now risen more during the first four months of 2026 than over the prior three years,\u201d said\u00a0Anirban Basu, chief economist at trade group Associated Builders and Contractors. \u201cThese cost pressures will likely weigh on construction activity over the coming months.\u201d<\/p>\n<p>The National Association of Home Builders said 70% of respondents in its April\u00a0builder-confidence survey reported difficulty pricing homes given uncertainty about material costs.<\/p>\n<p>PulteGroup\u00a0executives recently told investors that higher wood and metal prices will factor into the cost of homes the builder sells later this year. They said they are pushing back on fuel surcharges from suppliers, who are trying to cover diesel prices that have risen roughly 50% since the Iran war began at the end of February.<\/p>\n<p>\u201cIf it continues, there will be real cost increases,\u201d Chief Executive\u00a0Ryan Marshall\u00a0said. \u201cBut we\u2019re not going to overreact to the whipsawing of markets up, markets down based on what\u2019s happening on a day-to-day basis from the conflict.\u201d<\/p>\n<p>Concrete and drywall producer\u00a0Eagle Materials\u00a0said last week that higher fuel costs lifted its wallboard freight expense more than $2 per thousand square feet during its fiscal fourth quarter. It raised cement prices in most of its markets last month.<\/p>\n<p><a href=\"https:\/\/www.globalwoodmarketsinfo.com\/wp-content\/uploads\/2026\/05\/lumber.jpg\"><\/a><\/p>\n<p>Increases tied to oil prices are coming on top of those for materials such as lumber and copper that have climbed for reasons other than war.<\/p>\n<p>Prices for lumber have risen sharply from some of the lowest inflation-adjusted prices on record late last year, which made operating uneconomical for many sawmills, particularly in Canada.<\/p>\n<p>Duties from\u00a0a long-running trade dispute\u00a0combined with\u00a0tariffs\u00a0from President\u00a0Trump\u00a0have added import taxes totaling about 45% for many producers in the biggest outside supplier to American builders.<\/p>\n<p>Random Lengths\u2019 Framing Lumber Composite Price is up more than 30% from the December lows. Sawmill owners and forest-products analysts say lower production and few imports have tightened the lumber market to the point that an uptick in demand is likely to send prices shooting higher.<\/p>\n<p>Lumber buyers anticipate some relief later this year when the duties on Canadian imports are expected to drop to an average of roughly 25%, from about 35%. But that adjustment will come too late for this building season.<\/p>\n<p>War has played a part in pushing copper prices to records, because the fighting choked off\u00a0supplies of sulfuric acid\u00a0needed to produce a big chunk of the world\u2019s copper. Meanwhile, disruptions at\u00a0Freeport-McMoRan\u2019s huge Grasberg mine in Indonesia have traders betting that there will be a lot less copper to go around as data centers, electric-vehicle makers and others show voracious demand for the metal essential to everything electric.<\/p>","protected":false},"excerpt":{"rendered":"","protected":false},"author":1,"featured_media":98855,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"Default","format":"standard","meta":{"_acf_changed":false,"inline_featured_image":false,"footnotes":""},"categories":[5204],"tags":[],"class_list":["post-98854","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-daily-news"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v25.9 -
