Prefabricated homes grew even faster, reaching 13,473 permits (+16.7%) and a record share of 26.5%.<\/p>\n<p data-start=\"309\" data-end=\"579\">Construction activity in Germany recovered in 2025, with prefabricated timber construction growing faster than the overall market. The sector not only regained its pre-crisis position but also achieved a historic market share record in the single-family housing segment.<\/p>\n<p data-start=\"581\" data-end=\"884\">According to official data, 50,755 building permits for single- and two-family homes were issued in Germany in 2025\u2014a 14.6% increase compared to the previous year. Of these, 13,473 permits were for prefabricated structures, a 16.7% increase. Prefabrication therefore grew faster than the overall market.<\/p>\n<p data-start=\"886\" data-end=\"1215\">The share of prefabricated construction in the single- and two-family home segment reached a historic high of 26.5%, up from 26.1% a year earlier. According to official data, this figure had never been higher. For comparison, in the early 2000s, it was around 13%, and the 20% mark was not exceeded for the first time until 2019.<\/p>\n<p data-start=\"1217\" data-end=\"1457\">The reference point for assessing the current recovery was 2021 \u2013 the last pre-crisis peak, when around 110,000 single- and two-family houses were built in the country, of which over 25,000 were built using wooden prefabrication technology.<\/p>\n<p data-start=\"1459\" data-end=\"2014\">Since 2022, the sector had been under severe pressure: rising interest rates, rising material and energy costs, declining investment activity, and uncertain financing conditions. While the total number of building permits for private homes fell by 60%, the decline in the prefabrication segment was smaller\u201454%. The German Prefabricated Construction Association saw this difference as evidence of prefabrication's greater resilience to market fluctuations and its ability to return to growth more quickly, thanks in part to cost and resource optimization.<\/p>\n<p data-start=\"2016\" data-end=\"2429\">Prefabricated wooden construction became increasingly less associated with single-family homes. Manufacturers actively expanded its range of applications: large housing complexes, urban development, and the densification of existing buildings. Portfolio diversification was both a response to the growing demand for more sustainable construction and a strategy to reduce dependence on the volatile housing market.<\/p>\n<p data-start=\"2431\" data-end=\"2728\">Data from the following year would reveal whether the recovery from 2025 would last.
