Zandi, who recently upgraded his warning from a \"yellow flare\" to a \"red flare,\" cautioned that unless mortgage rates decline substantially from their current near-7% levels, home sales, homebuilding, and even house prices are set for a slump.<\/p>\n

Zandi's concerns come amidst fresh data indicating a weakening sector. Single-family housing starts dropped by 4.6% in June, with permits also showing a decline. Sales of new single-family homes previously sank by 13.7% in May from the prior month. While existing home sales unexpectedly rose in May, they still represented the slowest pace for any May since 2009, signaling a disappointing spring selling season.<\/p>\n

Homebuilders, who had been supporting sales through rate buydowns, are now \"giving up\" on these incentives due to the prohibitive cost. A key indicator of this shift, according to Zandi, is that many builders are delaying land purchases from land banks, suggesting an imminent fall in new home sales, starts, and completions.<\/p>\n

The expert also noted that home prices, which had shown resilience, are now moving sideways and are expected to turn lower as high mortgage rates suppress demand. The latest Case-Shiller home price report revealed a 0.3% monthly fall in the 20-city index in April, a steeper decline than March's revised 0.2% dip. Surveys from the National Association of Home Builders further underscore this trend, showing that 38% of builders cut prices in July, an increase from 29% in April.<\/p>\n

Increased supply is also putting downward pressure on prices. Home listings are climbing as \"locked-in\" homeowners, despite favorable pre-pandemic mortgage rates, are increasingly compelled by demographic and job situations to sell and buy new homes at higher rates. Many homeowners who listed their properties are reportedly taking them off the market after failing to find buyers, with delistings up 35% year-to-date and 47% year-over-year in May.<\/p>\n

For Zandi, these developments point to housing becoming a \"full-blown headwind\" to broader economic growth, adding to existing concerns like President Donald Trump\u2019s tariffs. Analysts at Citi Research echoed similar warnings in May, recalling economist Ed Leamer's 2007 paper that famously identified residential investment as a leading indicator of an oncoming recession.
