This marks the lowest level since October 2024, despite continued pressure on supply and demand dynamics in the construction sector.<\/p>\n<p data-start=\"494\" data-end=\"732\">Although lumber prices have fallen 3.7% over the past month, they remain 15.3% higher than the same week a year ago. Futures prices were down 2.8% week-over-week, but still 36% higher year-on-year, reflecting persistent market volatility.<\/p>\n<p data-start=\"734\" data-end=\"783\"><strong data-start=\"734\" data-end=\"783\">Production and imports fall to multiyear lows<\/strong><\/p>\n<p data-start=\"785\" data-end=\"1177\">Lumber available for U.S. consumption in early 2025 dropped to its lowest level since 2019. In the first quarter, domestic production totaled 9.1 billion board feet (bbf), down 2.1% compared to the same period in 2024. Imports also declined by 5.1% to 3.4 bbf, driven by a 6.5% drop in shipments from Canada, which accounted for 2.8 bbf. Imports from other countries rose slightly to 0.6 bbf.<\/p>\n<p data-start=\"1179\" data-end=\"1369\">This tightening of supply comes amid ongoing concerns about elevated home construction costs, with softwood lumber prices continuing to impact housing affordability across the United States.<\/p>\n<p data-start=\"1371\" data-end=\"1413\"><strong data-start=\"1371\" data-end=\"1413\">Softwood volatility hits housing costs<\/strong><\/p>\n<p data-start=\"1415\" data-end=\"1789\">Softwood lumber prices have fluctuated sharply in recent years, driven by a combination of high demand, trade restrictions, supply-chain disruptions, and limited domestic output. According to NAHB, framing lumber, oriented strand board (OSB), plywood, and other engineered wood products account for a significant share of construction material costs for single-family homes.<\/p>\n<p data-start=\"1791\" data-end=\"2087\">On average, new homes in the U.S. require over 15,000 board feet of framing lumber, 6,800 square feet of OSB, and 2,200 square feet of softwood plywood. Changes in lumber pricing can significantly affect final home costs once manufacturing markups, financing, and builder margins are factored in.<\/p>\n<p data-start=\"2089\" data-end=\"2236\">NAHB estimates that for many items used in the construction process, the price paid by homebuyers increases by nearly 15% above the builder\u2019s cost.<\/p>\n<p data-start=\"2238\" data-end=\"2290\"><strong data-start=\"2238\" data-end=\"2290\">Delayed transmission of lower prices to builders<\/strong><\/p>\n<p data-start=\"2292\" data-end=\"2580\">Despite recent declines in mill and futures prices, NAHB notes that homebuilders and remodelers may not see immediate cost relief. Lower prices typically take several weeks or months to filter through the supply chain, depending on supplier inventory levels and contractual relationships.<\/p>\n<p data-start=\"2582\" data-end=\"2873\">Larger builders tend to benefit from faster price adjustments due to their purchasing power, while smaller firms and retailers often face longer delays. Conversely, when prices rise, cost increases tend to be passed on to builders more quickly, as wholesalers mark up inventory in real time.<\/p>\n<p data-start=\"2875\" data-end=\"2901\"><strong data-start=\"2875\" data-end=\"2901\">Policy recommendations<\/strong><\/p>\n<p data-start=\"2903\" data-end=\"3175\">NAHB has renewed calls for federal action to address persistent pricing volatility.
