The initiative, led by developer Atrium Ljungberg, will transform the former industrial area of Sickla in southern Stockholm into a large-scale urban district built primarily with timber.<\/p>\n<p data-start=\"666\" data-end=\"1104\">The project, called <em data-start=\"686\" data-end=\"707\">Stockholm Wood City<\/em>, represents a 12 billion SEK investment (approximately $1.25 billion) and will span around 250,000 square meters. It includes housing, offices, schools, retail spaces, and public amenities. The buildings are being constructed using cross-laminated timber (CLT) for the core, walls, and floors \u2014 a technique that is gaining traction in efforts to reduce the construction sector\u2019s carbon footprint.<\/p>\n<p data-start=\"1106\" data-end=\"1377\"><a href=\"https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock3-1.webp\"><img fetchpriority=\"high\" decoding=\"async\" class=\"wp-image-38641 alignleft\" src=\"https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock3-1-300x169.webp\" alt=\"\" width=\"481\" height=\"271\" srcset=\"https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock3-1-300x169.webp 300w, https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock3-1-1024x576.webp 1024w, https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock3-1-768x432.webp 768w, https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock3-1.webp 1260w\" sizes=\"(max-width: 481px) 100vw, 481px\" \/><\/a>According to the United Nations Environment Programme, the global construction industry accounts for 37% of carbon emissions. Timber construction, which stores carbon rather than emitting it, is increasingly viewed as a viable path toward decarbonizing urban development.<\/p>\n<p data-start=\"1379\" data-end=\"1674\">\u201cWe\u2019re in a sector where change is possible,\u201d said H\u00e5kan Hyllengren, head of business development at Atrium Ljungberg. \u201cIf we build differently and operate buildings more sustainably, we can make a real impact.\u201d The company aims to reduce its construction-related emissions to near-zero by 2030.<\/p>\n<p data-start=\"1676\" data-end=\"1714\"><strong data-start=\"1676\" data-end=\"1714\">Cultural and environmental synergy<\/strong><\/p>\n<p data-start=\"1716\" data-end=\"2103\">Sweden\u2019s longstanding reliance on forests\u2014covering roughly 70% of its land area\u2014has shaped both its economy and cultural relationship with wood. \u201cWe have a close connection to the forest,\u201d said Oskar Norelius, lead architect at White Arkitekter, the firm designing the project. Timber plays a central role in Swedish construction, energy production, and manufacturing of bio-based goods.<\/p>\n<p data-start=\"2105\" data-end=\"2494\">While wood has traditionally been used for single-family homes, the idea of building an entire urban district from timber is relatively new. Norelius previously designed the 20-story <em data-start=\"2288\" data-end=\"2304\">Sara Kulturhus<\/em> in Skellefte\u00e5, a pioneering timber structure that houses a museum, gallery, event hall, and a 200-room hotel. \u201cIt helped show the industry that tall wooden buildings are possible,\u201d he said.<\/p>\n<p data-start=\"2496\" data-end=\"2866\">Concerns about fire safety and regulatory constraints have historically slowed adoption of mass timber, but advocates say these challenges are being overcome. Timber is now viewed not just as structurally feasible, but as a material that adds architectural value and emotional appeal. \u201cPeople have been known to hug the timber columns in Sara Kulturhus,\u201d Norelius added.<\/p>\n<p data-start=\"2868\" data-end=\"2909\"><strong data-start=\"2868\" data-end=\"2909\">Development timeline and flexible use<\/strong><\/p>\n<p data-start=\"2911\" data-end=\"3305\">The first phase of Stockholm Wood City \u2014 an 80-unit residential building named <em data-start=\"2990\" data-end=\"3001\">Kvarter 7<\/em> \u2014 is set to be completed by the end<a href=\"https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock2-1.webp\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-38640 alignright\" src=\"https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock2-1-300x169.webp\" alt=\"\" width=\"456\" height=\"257\" srcset=\"https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock2-1-300x169.webp 300w, https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock2-1-1024x576.webp 1024w, https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock2-1-768x432.webp 768w, https:\/\/timberindustrynews.com\/wp-content\/uploads\/2025\/09\/stock2-1.webp 1260w\" sizes=\"auto, (max-width: 456px) 100vw, 456px\" \/><\/a> of 2025. White Arkitekter is also designing the first office building for the site. Future phases include around 2,000 more apartments scheduled for 2027, and a number of buildings with flexible layouts that can be adapted for residential or commercial use over time.<\/p>\n<p data-start=\"3307\" data-end=\"3562\">All buildings will use timber framing, with many exposing their wooden structures and ventilation systems to emphasize transparency and material authenticity. The developers hope this aesthetic will contribute to long-term appeal and higher rental yields.<\/p>\n<p data-start=\"3564\" data-end=\"3909\">While building with concrete remains around 20% cheaper for some components, Hyllengren argues that timber construction is faster, allowing for quicker occupancy and faster returns. \u201cSpeed reduces project risk,\u201d he said, adding that the company expects a premium in rental income due to the development\u2019s sustainable and architectural qualities.<\/p>\n<p data-start=\"3911\" data-end=\"3942\"><strong data-start=\"3911\" data-end=\"3942\">Market outlook and optimism<\/strong><\/p>\n<p data-start=\"3944\" data-end=\"4278\">Like many European countries, Sweden\u2019s real estate sector was hit hard by interest rate hikes in 2023, but Hyllengren said conditions are beginning to stabilize. Stockholm Wood City is well connected to central Stockholm by train, tram, and a planned subway extension, making it an attractive site for future residents and businesses.<\/p>\n<p data-start=\"4280\" data-end=\"4574\">As timber continues to gain recognition as a low-carbon building solution, projects like this could become more common in urban planning across Europe.
