Structural panel prices also edged lower, with oriented strand board (OSB) down 3.3% and the overall panel composite slipping 0.8%. Western Fir plywood rose 0.5%, while Southern Yellow Pine plywood gained 0.4%.<\/p>\n<p data-start=\"1039\" data-end=\"1334\">NAHB points to a combination of supply constraints, tariffs, and limited domestic output as key drivers of price swings. The group is advocating for a new trade agreement with Canada, expanded U.S. timber harvesting, and diversification of import sources to reduce dependency on Canadian lumber.<\/p>\n<p data-start=\"1336\" data-end=\"1635\">Softwood lumber is a key input in U.S. home construction. A typical single-family home uses around 15,000 board feet of softwood lumber, in addition to large volumes of plywood and OSB. These materials are also embedded in manufactured housing products such as cabinets, doors, windows, and trusses.<\/p>\n<p data-start=\"1637\" data-end=\"1869\">Builders rarely see immediate price relief when mill prices fall. Lower costs typically take weeks or months to filter through the supply chain, depending on contract terms, inventory levels, and the size of the builder or supplier.<\/p>\n<p data-start=\"1871\" data-end=\"2137\">In contrast, rising mill prices are passed through to builders much more quickly, as wholesalers move to capitalize on market momentum and maintain margins. Retailers, with less pricing power, often act as price takers and pass on higher costs to construction firms.<\/p>\n<p data-start=\"2139\" data-end=\"2342\">Lumber prices remain a key factor in home affordability.
