Factoring in rising costs for steel, machinery, and labor, the actual investment could be significantly higher, the report warned\u2014drawing widespread attention across the wood products industry.<\/p>\n<p data-start=\"718\" data-end=\"990\">The findings come as the U.S. government aims to reduce reliance on foreign lumber and boost domestic capacity. To completely substitute Canadian imports, U.S. lumber output would have to increase by approximately 40%\u2014or roughly 14 billion board feet above current levels.<\/p>\n<p data-start=\"992\" data-end=\"1226\">While an initial boost of 2 to 3 billion board feet could be achieved relatively quickly with existing assets, ERA analysts noted that significant regional disparities and structural limitations would complicate any broader expansion.<\/p>\n<p data-start=\"1228\" data-end=\"1679\">In the Pacific Northwest, for example, timber resources are available but critical infrastructure is lacking. The logging workforce continues to shrink as younger workers migrate to other industries, and scaling up third-party contracting remains difficult. Log size restrictions due to harvest regulations also pose challenges, as many logs are incompatible with current mill configurations. Inadequate road networks further slow development efforts.<\/p>\n<p data-start=\"1681\" data-end=\"2002\">Given these constraints, companies are likely to favor the U.S. South for future investment, the report suggests, citing its relative strength in mill infrastructure and supply chain readiness after a decade of growth. Even so, returning Southern output to past peak levels is expected to be a long and difficult process.<\/p>\n<p data-start=\"2004\" data-end=\"2458\">The U.S. Forest Service has been instructed to increase federal timber sales in the South over the next four to five years. Yet challenges remain: global economic uncertainty continues to dampen large-scale capital investment, and industry insiders report no major new projects in the pipeline. Fluctuations in housing market demand and rising construction costs\u2014exacerbated by tariffs and restrictive immigration policies\u2014further complicate the outlook.<\/p>\n<p data-start=\"2460\" data-end=\"2715\">Moreover, timberland owners are rarely involved in mill construction, and the knowledge gap in operating modern, technologically advanced facilities poses a serious hurdle.
