The primary factors driving these price hikes are supply constraints and growing demand, which are expected to persist into 2025. By mid-November 2024, the CME lumber futures contract was trading at nearly $620 per 1,000 board feet, a sharp rise from the September low of $512. These developments indicate that the downside risk for lumber prices may be limited, with the potential for explosive upside in the near future.

Lumber futures have been trending higher since September 2024, and by November, the January contract had rallied by 20.5%, reaching a high of $617. The three-year continuous contract chart suggests that the current trend is positioning lumber prices to challenge the $629.50 high reached in February 2024, potentially signaling an end to the pattern of lower highs seen earlier.

The Federal Reserve's monetary policy decisions have played a pivotal role in supporting lumber demand. In September and November 2024, the Fed implemented cuts to the Fed Funds Rate, which have lowered borrowing costs and created favorable conditions for commodity prices, including lumber. These rate cuts could lead to a surge in new home construction in 2025, driven by pent-up housing demand and a shortage of existing homes. The decline in mortgage rates, coupled with historically low homeowner mobility due to favorable mortgage terms, could further stimulate demand for new homes and, by extension, for lumber.

The daily chart shows that January lumber futures rallied 20.5% to $617 high on November 13.

However, while short-term rates have dropped, longer-term rates, which directly impact mortgage rates, have remained high. This discrepancy has kept mortgage rates elevated, slowing the pace of homebuilding despite favorable short-term conditions. The outlook for the lumber market will depend on whether the continued Fed rate cuts manage to influence longer-term rates, driving greater demand for housing and lumber in 2025.

Beyond monetary policy, the supply side of the equation has become increasingly strained. North American lumber production has been sharply reduced due to sawmill curtailments in both the United States and Canada. For example, Western Forest Products Inc. has cut production by 30 million board feet at its British Columbia facilities due to weak demand and high US softwood tariffs. In total, sawmill closures in 2024 are expected to result in a reduction of approximately 3.1 billion board feet in North American production capacity. This tighter supply is putting upward pressure on lumber prices, with futures contracts for January and March 2025 reaching $617 and $629, respectively.

The market dynamics also reflect a global shortage of lumber, exacerbated by production cutbacks and supply chain issues. The availability of softwood lumber from international markets is constrained, and the US has become increasingly reliant on European suppliers. By late 2025, lumber prices are projected to rise even further, with contracts forecasted to reach $666 per 1,000 board feet.

Several external factors are also contributing to the volatility in the lumber market. The strengthening US dollar and weakening euro have added pressure to global supply chains, while high long-term mortgage rates in the US have tempered construction demand. The Federal Reserve's tightening monetary policy has driven long-term interest rates to their highest levels since July 2024, with average 30-year mortgage rates reaching 6.78% by mid-November. While this represents an improvement from the previous year, the high cost of borrowing continues to restrict growth in the construction sector.

Despite these challenges, housing demand in North America has remained strong. Single-family home sales hit a 16-month high in late 2024, spurred by rising wages and ongoing regional supply constraints. However, seasonal slowdowns during the holiday period are expected to temper the pace of price growth. Other global factors, such as climate-related pest infestations, US tariffs on Canadian softwood, and Russia's export restrictions, have further strained global lumber supplies.

While demand for plywood and other softwood products continues to be strong, analysts caution that the ongoing supply shortages, particularly in North America, will keep lumber prices elevated through 2025. The market is expected to face significant challenges in the coming months, with tight supplies and strong demand likely to maintain upward pressure on prices.

As the end of 2024 approaches, the US lumber market has seen significant price increases, with futures contracts reaching their highest levels since April 2024.
