Meanwhile, demand for wood in North America is surging, contributing to the upward price trend.

The start of the week brought optimism to sellers in Eastern Canada as demand picked up, prices climbed higher, and most sawmills rejected counter offers. With more buyers entering the market each day, sensing a shift in market dynamics, many sought to lock in purchases before prices rose further.

By the end of September, US lumber prices had jumped to $535 per thousand board feet, marking a 7% increase in just a week and reaching their highest levels since mid-August. This surge is largely attributed to improving demand prospects for lumber across North America.

The Federal Reserve’s decision to cut interest rates by 50 basis points, the first since 2020, is expected to lower mortgage rates and spark stronger demand for housing and lumber. Lower rates have a direct impact on housing markets, as reduced mortgage costs encourage more homebuyers and stimulate new home construction. Analysts point out that the drop in bond yields caused the average 30-year fixed-rate mortgage in the U.S. to fall to 6.09% in early September, the lowest level since February 2023.

As borrowing costs decline, the demand for housing is surging. U.S. building permits rose by 4.9% in August, reaching a five-month high of 1.475 million, surpassing market expectations. Housing starts also increased by 9.6%, climbing to 1.356 million units, the largest jump in six months. Canada saw a similar trend, with building permits rising by 22.1% in July, further boosting demand for lumber.

However, the supply of lumber remains constrained. Canfor Corporation, one of the largest softwood producers in North America, recently announced the closure of two mills in British Columbia and a reduction in production at its facilities in the southern U.S. by year-end. The company cited ongoing weakness in the lumber market and increased U.S. tariffs on Canadian softwood as key factors for the closures. These cuts are expected to result in a loss of approximately 670 million board feet of production capacity annually.

With demand for lumber rising but supply shrinking, prices are expected to continue their upward trajectory. Even before the U.S. interest rate cut, many analysts believed it was unlikely that sawmills would lower their prices further. Instead, production cuts have become a strategy for many mills to maintain prices and protect margins in a cautious market.

As the Federal Reserve's interest rate cuts ripple through the economy, lumber prices may continue to rise as housing demand strengthens and supply constraints persist.

US lumber prices have seen a sharp rise, driven in part by the Federal Reserve’s recent interest rate cut and a significant drop in supply.
