If Russia should clearly lose, reparations will also come from there. The production of building materials is in balance with the demand, and no one produces very large quantities for storage somewhere. If the demand grows by leaps and bounds, the producers will not be able to fulfill it immediately, and a deficit will inevitably arise. A similar market distortion occurred last spring, at the beginning of the war in Ukraine, when materials stopped coming from Russia and Belarus, builders started stocking up in fear and prices rose by almost half in a short time. By now new suppliers have been found and prices have dropped to pre-war levels back to level.<\/p>\n<p>On the demand side, a similar rapid growth could be seen as a result of the floods in Central Europe in 2021. However, the volume increases at that time are not comparable to Ukraine, where it is necessary to rebuild the homes of millions of people and big cities from scratch, which takes years.<\/p>\n<p>In Estonia, for example, the end of the war in Ukraine or at least a more permanent peace would affect the Estonian construction market on several levels. On the one hand, a lot of wood and other construction materials are currently coming from Ukraine, a large part of which will be used to build the country itself in the future. This is also a good future opportunity for Estonia's currently struggling wood industry. Secondly, the majority of Ukrainian builders will find work in their homeland, and thirdly, after the end of major wars, there will be optimism in the international economy, which will make the markets rise and also increase the demand in the real estate market.<\/p>\n<p>Finding the best time to build is similar to the stock market - prices are lower during a general downturn than when the market is going up and everyone is buying. Currently, the demand in the Scandinavian construction market has fallen by 30-40%, and availability and prices are favorable. The continuation of a similar trend can be predicted at least half a year in advance.
