Lumber prices have remained relatively flat in 2023, with little indication of the typical spring market uptick.<span id=\"more-32926\"><\/span><\/p>\n<p>Lumber prices, specifically those from British Columbia mills, have remained below $400 per thousand board feet for the majority of the year, significantly lower than the usual range of around $450. The market has not experienced the anticipated spring price increase, leading to a stagnant market for lumber. Despite a slight rise in prices in March, they quickly returned to around $350. This situation has resulted in BC mills operating at a loss throughout the year.<\/p>\n<p>The rise in mortgage costs over the past year has led many homeowners in both Canada and the United States to forgo moving and stay in their current properties. This trend has reduced the number of new listings in the market. Consequently, prospective buyers are exploring the option of new residential construction. However, the impact on lumber demand has been minimal due to the emergence of new sawmills in the United States.<\/p>\n<p>While housing starts have shown slight improvements and order cancellations have decreased, the overall demand for lumber remains relatively stagnant. Homebuilders face constraints such as labor shortages and limited developed sites. Additionally, the surplus of lumber in the market, caused by increased production capacity in new US sawmills, further contributes to the imbalanced supply and demand dynamics.<\/p>\n<p>The province of British Columbia has faced challenges in the lumber industry due to being a high-cost producer. Factors such as stumpage costs and a shortage of available timber have led to multiple mill curtailments in recent years.
