Key factors keeping prices elevated are the increased cost of energy and a lack of the required skills in the global supply chain.<\/p>\n<p>Key materials such as lumber and steel continued to trend downwards but remain at high levels.\u00a0 Despite slowing demand, high energy and production costs have had a particular impact on the cost of steel, with two of British Steel\u2019s blast furnaces now facing closure. \u00a0Cement and concrete stabilized at high levels towards the end of 2022 but are anticipated to ease in coming quarters with reduced demand and easing of energy costs.<\/p>\n<p>The shifting political climate has played a part in the upward pressure on copper prices. Notably, political unrest in Peru disrupted supply chains, which contributed to price increases at the end of 2022.<\/p>\n<p>Despite the weakening demand in residential and commercial markets as the cost of borrowing remains high, the \"mission-critical\" sectors of life sciences and data centers remain strong. Tender prices are trending upwards to 3.5% before falling back to 3% in 2024. Tier 1 contractors are looking at ways of supplementing order books by switching some focus beyond residential and commercial sectors to the more robust sectors such as data centers and life sciences, but face challenges of scarce specialist labour skills and perception of opportunism.<\/p>\n<p>Key findings:<\/p>\n<ul>\n<li>Lumber prices are continuing to fall, with a 1% drop expected for Q1 2023. this is due to healthy stock levels and an anticipated drop in construction work.<\/li>\n<li>Despite a downward trend for steel at the end of 2022, the price of key raw materials combined with energy costs and their impact on production are set to keep prices elevated.<\/li>\n<li>Strong demand for concrete and cement combined with high energy costs will keep prices elevated, with a 1% increase in Q1 2023 forecast for both materials, although a decline in construction activity is predicted to bring down costs in the following quarters.<\/li>\n<li>The outlook for copper prices is mixed as, despite increases in Q4 2022, concerns over global recession persist.<\/li>\n<li>While the recent volatility in the majority of material prices is easing, the cost of bricks and plasterboard is predicted to increase by 11.5% and 10% respectively between Q4 2022 and Q1 2023, as a result of high production costs.<\/li>\n<li>Diesel prices dropped from a high of almost \u00a32 per litre in July 2022, although a hike in fuel duty is possible in March 2023 according to forecasts made by the Office for Budget Responsibility.<\/li>\n<\/ul>\n<p>Linesight UK managing director Michael Riordan said: \u201cWith a 1.9% contraction predicted for UK construction industry in 2023, challenging times are far from over. Although supply chains may be up and running at pre-pandemic levels, over the coming year, the construction sector will still be faced with rising interest rates, high energy prices, a scarcity of skilled labour and unreliable global conditions.<\/p>\n<p>\"A key strategy for minimising risk will be relationship-based supply chain management.
