Last week\u2019s jump of $129 was the biggest on record, eclipsing the jump of $124 in May, when lumber prices hit an all-time high.<\/p>\n<div class=\"paywall\">\n<p>Though lumber is traded in esoteric markets, two or four have become a proxy in the debate as to whether inflation will fade away with the lockdown. In June, Federal Reserve Chairman Jerome Powell pointed to falling lumber prices from a shocking peak, as evidence that rising costs would ease. On Wednesday, he said the central bank would discontinue its bond-buying programme, setting the stage for a series of interest rate hikes to tame inflation.<\/p>\n<p>Lumber prices have a way to go before risking the record they set in the spring, when futures hit $1,711.20. Still, lumber prices with commas were unthinkable before the lockdown, when mills were caught off guard by a boom in do-it-yourself and home construction and all the decks needed to facilitate outdoor dining.<\/p>\n<div id=\"cx-article-inline-newsletter-tile\">Analysts and traders say that conditions are ripe for price increases during the winter, as they often do before the spring building season.<\/div>\n<p>Flooding in British Columbia has cut off woods and sawmills from customers, unusually warm autumn weather has extended the building season and lumber buyers are loading in fear of further price increases and supply problems. Huh.<\/p>\n<p>Higher interest rates are also likely to cool the hot housing market. Higher borrowing costs will reduce buyers\u2019 ability to keep up with price increases, which builders have used to offset their increased costs. They didn\u2019t like it, but it didn\u2019t hurt.\u201d<\/p>\n<p>Random Lengths said demand has exceeded supply, prompting sawmills to raise prices aggressively in anticipation of slowing orders in the new year. \u201cUnable to convince buyers with defensive pricing, some manufacturers walked out of the market,\u201d the trade publication said.<\/p>\n<p>Sawmills in British Columbia have reduced production as rain washed away roads and railways last month, pushing prices higher for the Northwest\u2019s spruce, pine and fir. Busy builders battling the fall season turned to eastern markets for lumber, driving up prices around the Great Lakes and further south.<\/p>\n<p>In a recent survey of building-products dealers, 20% of respondents told John Burns Real Estate Consulting that they regarded lumber as excess inventory, down from 56% who said in August that they had more than enough on hand.<\/p>\n<p>The firm expects home construction to accelerate in 2022 and strong growth in major remodeling jobs due to the record amount of home equity available to pay for new kitchens and additions.<\/p>\n<p>\u201cThey should be sitting on more inventory,\u201d said Todd Tomalak, who oversees construction products for the consulting firm. \u201cIt\u2019s the perfect storm for another wave of building-product shortages, for rinse-and-repeat in wood and a lot of other stuff as well.\u201d<\/p>\n<p>On Wednesday, the National Association of Home Builders said the index of builder confidence, although slightly below last autumn\u2019s peak enthusiasm, hit one of its most optimistic readings dating back to 1985. On Thursday, the Commerce Department said construction began on 1.679 million homes last month at a seasonally adjusted annual rate.
