At one point this year, the cost of framing and other types of lumber used in homes was\u00a0adding $30,000 to the average cost of a new home. Residents renting new apartments were also hit with a rise in average monthly rent prices.<span id=\"more-26936\"><\/span><\/p>\n<p>Although framing lumber prices have fallen from a May high-point, NAHB\u00a0penned a letter to President Biden\u00a0asking his administration to address lumber price volatility, supply chain bottlenecks, and an end to tariffs on lumber shipments from Canada. NAHB says lumber volatility has led to cash prices rising by 25% over the past month and bottlenecks in supply has led to keeping home prices 20% higher than they were a year ago.<\/p>\n<p>The letter states \"We share your goals to meet the housing needs for all Americans. But given the battle that is being waged on Capitol Hill, the historic investment in housing proposed by House Democrats is being threatened by negotiations to shrink the Build Back Better plan. However, you can still make substantial progress on housing affordability by working to reduce the cost of lumber and other building materials.\"<\/p>\n<p>NAHB's letter adds forecasting trends indicate the increases will continue amid news lumber mills are curtailing production which could lead to \"another massive price spike this fall and next spring.\" On the supply side, despite efforts already taken by President Biden, the NAHB reports some builders are complaining of congestion at ports where there are not enough trucks to move containers once off-loaded. The letter also cites tariffs on softwood lumber imports from Canada as exacerbating the issues, calling on the President to find a long-term solution.<\/p>\n<p>The letter closes in part by stating \"Housing demand remains strong and residential construction is projected to remain at its current pace through 2023. For these reasons, NAHB remains committed to doing its part to ensure housing remains a key component of American socio-economic opportunity, creating jobs and ensuring the U.S. economy continues to move forward. However, we cannot do this without your assistance on the continuing lumber and supply chain crises. In addition, we respectfully ask that you direct U.S. Trade Representative Katherine Tai to returns to the negotiating table with Canada to develop a new softwood lumber agreement.
