Hines, the international real estate firm, in a joint venture with Diversified Real Estate Capital and Big Bay Realty, announced it will develop T3 Goose Island \u2013 a six-story, 270,000-square-foot heavy timber office development. According to the announcement, the project will be the first wood-structured office building developed in Chicago since the 1800s.<\/p>\n
Fire-resistant and environmentally-friendly, the proposed T3 Goose Island building (T3 for timber, technology, and transit - and located in a former Goose Island lumberyard) would be the largest cross-laminated timber (CLT) building in the United States.<\/p>\n
Hines will work with DLR Group and Michael Green Architecture, the architectural team behind the firm\u2019s prototype T3 project in Minneapolis, to design a timber-structured building in homage to the history of the site and as a market differentiator in Goose Island\u2019s evolving neighborhood.<\/p>\n
T3 Goose Island will have ground-floor retail, 275 parking spaces, bike storage, a fitness center with locker rooms, a rooftop deck and tenant balconies on each floor. Hines plans to begin construction after leasing some space. Hines said construction will take around a year.<\/p>\n
