Prices have retreated from their summer highs, and a modest premium for spring delivery offers limited evidence that demand is about to turn.

The next sustained rally will need stronger orders, cheaper financing or a deeper reduction in available supply. Until one of those changes becomes visible, short-lived rebounds could leave the underlying market much as it was.

The summer rally has lost ground

The lumber chart supplied for this analysis shows a July high above USD 660 per 1,000 board feet, followed by a series of lower peaks into October. The November contract was quoted at USD 521 during the October 19 session shown in the screenshot.

That decline leaves USD 500 as an obvious reference point. Round numbers attract attention, but they do not prevent further losses. On the upside, the recent trading area around USD 540–550 offers a first test of whether buyers are returning. A recovery through that zone would interrupt the latest decline, while still leaving prices well below their summer peak.

Those levels are visual reference zones from the chart. Their significance depends on how prices behave around them and whether physical buying improves.

Spring delivery carries a modest premium

CME’s October 20 report lists settlements of USD 525 for November, USD 529 for January and USD 544.50 for March. March was therefore USD 19.50, or 3.7%, above November.

An upward-sloping futures curve can accommodate storage and financing costs, seasonal buying and uncertainty about future supply. It does not establish that lumber prices will rise by 3.7%. Each point represents a different delivery contract priced on the same day.

Spring normally brings more favourable building weather in northern markets. Dealers may replenish inventories before activity improves. But seasonal buying becomes a durable rally only when orders absorb the additional wood offered as prices rise.

Housing remains the obstacle

US single-family housing starts were estimated at an annualised 859,000 in September, compared with 900,000 in August. Permits declined to 845,000 from 880,000. The starts estimate carries considerable sampling uncertainty, making it unwise to build an outlook around one monthly movement.

NAHB’s October survey adds to the evidence of weak demand. Builder confidence fell to 29 from 32, while prospective buyer traffic slipped to 18 from 23. Some 43% of builders reported cutting home prices.

For lumber suppliers, permits indicate the pipeline of potential work. Starts are closer to the point at which framing demand develops.

A shortage of housing can coexist with weak lumber orders when buyers cannot afford the homes being offered. Builders respond to sales and financing conditions, not simply to the number of households that would like a new home.

The bond market explains part of the pressure

The Treasury futures chart supplied alongside lumber shows long-dated bond prices near the bottom of their post-2020 range. Bond prices and yields generally move in opposite directions, so this weakness is consistent with expensive financing.

That affects lumber through several channels. Mortgage payments discourage homebuyers, construction loans cost builders more, and holding inventories becomes more expensive for distributors.

A sustained improvement in financing conditions would help. A temporary rebound in Treasury futures would be less persuasive unless mortgage rates also eased and buyers returned to sales offices.

A higher spring price needs to be read alongside trading activity

The CME table shows 7,013 open contracts in November, 3,170 in January and just 43 in March. Daily trading volume was 704, 649 and six contracts respectively.

Lumber open interest

The small amount of March trading is relevant when assessing the spring premium. A distant quotation with limited activity behind it provides a less substantial signal than a heavily traded nearby contract.

Open interest counts outstanding contracts; volume measures trading during a period. Rising prices alongside falling open interest can be consistent with short covering, but that combination does not prove it. Expiry and the movement of positions between delivery months also affect the figures. The snapshot above cannot establish whether market-wide participation is increasing or declining.

Production cuts could still tighten availability

CME’s October commentary describes mills curtailing output while wholesale supply remains sufficient for demand. The industry is adjusting production to a difficult sales environment.

Further cuts could tighten particular species, grades or delivery regions even if national construction remains weak. A buyer can struggle to find the exact material required while aggregate consumption is falling.

This makes mill lead times and order books useful checks on futures prices. A rally driven by production cuts would carry a different economic message from one driven by expanding housebuilding. Both can lift lumber; only the latter provides direct evidence of stronger construction demand.

A spring recovery remains possible

The central case for late 2026 is cautious purchasing, interrupted by rebounds as dealers replace stock or mills withdraw production. A firmer spring 2027 market is plausible, but the current housing figures and futures curve do not establish it.

The positive case would strengthen if mortgage costs eased, permits stabilised over several releases and mills reported longer order files. Prices holding above recent rebound highs, supported by sustained trading activity, would add weight to that reading.

The negative case is continued weak buyer traffic and further erosion in the building pipeline. Under those conditions, production cuts might only slow the decline.

US lumber is heading into winter with an awkward combination: mills are restricting supply, yet builders still have little reason to buy ahead.
